What types of Homes does BK Homes LLC build?
A.
BK Homes LLC is a Custom Home builder in the Central Ohio area, that builds exclusively with Insulated Concrete Forms (ICF’s).

Q.
What are Insulated Concrete Forms (ICF’s)?
A.
ICF’s are Styrofoam blocks that are stacked on top of each other from the footers to the eaves. The foam blocks are filled with steel reinforcement rods “Rebar” and then concrete.

What are the advantages of ICF’s?
A.
There are many advantages to constructing a home out of ICF’s. The biggest benefit is a significantly higher Insulation value (R-value). The block manufacturer touts an R-value of approximately 32 as compared to a conventional stick built home (2x4 of R-13, or 2x6 R-19). A higher R-value equates to lower utility bills, no drafts, better indoor air quality and a significant reduction in outdoor noise levels. In addition, as a result of the walls being solid concrete, they provide protection from wind levels that exceed 200 mph, foundation (basement walls) are 50% stronger than poured walls, and basements are not damp or musty.

Can basements be finished with ICF’s?
A.
Yes. Just like the first and second stories, the basements can be finished. In fact by using the ICF’s, the basement walls are essentially ready to finish. Each foam block has plastic nailing flanges built in that are designed for the attachment of drywall. This eliminates the need to use furring strips or 2x4’s on the perimeter walls of the basement.

Does it cost more to build with ICF’s?
A.
Yes and No. On average it costs between 4%-6% more to build with ICF’s (compared to 2x4 construction). However, the energy savings that the home provides will more than allow those costs to be recovered in a few short years.

What types of materials can be used on the outside walls of ICF’s?
A.
Most products will work very well on an ICF house. This includes, Brick, Stucco, Cultured Stone, Fieldstone, Wood Siding and Cement Siding (James Hardie). Refer to each subdivision for specific Deed Restrictions.

Are there any design limitations with building an ICF house?
A.
For the most part the answer is no. You can achieve radiuses, bay areas, corners, angles and many other shapes. The only restriction is that we cannot cantilever a second story over a first story.
